HOW MUCH HOUSE CAN YOU AFFORD?

There are a number of factors that can contribute to the affordability of a house and, as a potential homebuyer, it's important that you know what type of mortgage payments are within your budget.

Debt-To-Income Ratio

As a homebuyer, your first consideration will be the amount of your monthly mortgage payments.  If you owe a lot of debt, lenders may consider you to be a high credit risk, which makes debt-to-income ratio a leading factor in determining how much of a house you can afford.

Most lenders will discount any loans that you will have paid off within one year when determining how much of a home you can afford.  As a general rule, your mortgage payment should not exceed 25-30 percent of your monthly take-home pay.

Loan Term

Although you will end up paying more interest in the long run, you will find that you can afford a more expensive house if you request a loan term of 25-30 years, compared to a shorter term of 15 years.

Interest Rates

When you look at an interest rate, all you see is a number.  Hopefully, it's a single digit that's comparable with current market rates.  Most homebuyers already know that their interest rate affects their monthly payment which, in turn, is determined by the borrower's income.  Lower interest rates mean that you can afford a larger principal loan amount, which means a more expensive house.

Credit History

Because your past credit history will play a large role in determining your interest rates, it will also impact the affordability of a house.  For instance, a buyer who pays six percent interest will save a considerable amount of money over a buyer who pays eight percent interest on their home loan.  It may not seem like much now but, when averaged over time, the savings could be tremendous.

Down Payment Amount

Believe it or not, the amount of your down payment will not only show the lender how serious you are about buying a home, but it will also affect your ability to afford a particular house.  For instance, if you were to qualify for a home loan of $200,000, but your dream home was currently listed for $250,000, a down payment in the amount of $50,000 would get you into the home.

The above scenario is just an example, but it does show how a down payment can affect the price of the home that you are able to afford.  Some lenders may only require a five percent down payment, but you are free to pay as much above that as you wish.  A larger down payment can also reduce the principal loan amount, which thereby reduces the monthly mortgage payments.

Choose containers that are as practical as they are pretty to organize magazines, toys, kitchen utensils, and other items that can't be stored away.

EASY WAYS TO IMPROVE CURB APPEAL

Today I want to share some simple ways that you can improve the curb appeal of your home.  Whether you have just moved in or are getting ready to sell, curb appeal is something every homeowner needs!  I hope you are finding my Homeowner's Tips useful as you get settled into your new home.  It is important to me to know that you are satisfied with your home-buying experience.  Don't forget to call me with any real estate questions you may have, and remember to tell your friends about me!

HOW TO IMPROVE CURB APPEAL

Walk across the street and look at your overall landscape.

Are shrubs trimmed neatly?  Windows and doors shouldn't be overshadowed by overgrown bushes.

Clear your entry, sidewalk, and plant beds of leaves and debris.

Add a new layer of attractive mulch to all planting areas.

Are there bare spots or weeds in the lawn?  Your local garden supplier can tell you the best way to remedy this problem.

Hardscape (bird feeders or houses, simple water features, statuary) can add warmth and character to an otherwise drab terrain.

Make your front door more appealing with a fresh coat of paint or stain and new hardware.

Speaking of hardware, install new light fixtures on both sides of your door and change your old, scratched house number plates with shiny new ones.

Consider shutters or awnings to dress up your windows.

Well placed, low voltage landscape lighting is fairly inexpensive and will dramatically enhance your home when the sun goes down.

CONDOS ACHIEVE BIG GAINS IN JUNE

The biggest gains in terms of price in real estate in June were condos. This, according to statistics from the REALTORS® Association of Edmonton.

The average sales price of a condominium in the Edmonton region rose by over 10 per cent in the month of June when compared to May, and nearly 9 per cent compared year-over-year with 2012. Overall, the average residential sales price rose by 1 per cent from May and over 4 per cent from the same time period one year ago.

As prices creep up in single family dwellings, buyers are finding it a challenge to find a home in their price range. Condos therefore, become an affordable alternative. The average price of a single family dwelling in June was $412,269, up from $402,840 this same time last year.

While condos also rose to an average price of $261,854 this year, compared to an average price of $240,822 this same time last year, condos still remain much more affordable than single family dwellings. Nevertheless, sales continue and the average days on the market of a single family dwelling before being sold was 43 days. Last June, the average was 46 days. For condos, the average days on the market in June, 2013 was 54 while in June, 2012, the average days on the market was 58.

Buyers unable to find the right home in terms of traditional housing should consider condos as an option. First-time buyers will find condos an excellent start to get into the real estate market.

MARKET STABILITY EVIDENT IN MID-YEAR HOUSING REVIEW

In the first six months of the year, housing prices in the Edmonton Census Metropolitan Area (CMA) showed slow, steady increases. According to the REALTORS® Association of Edmonton, the all-residential average price was up 5.6% from the average price on December 31, 2012. Compared to June 2012, the current average price is up 4.2%.

According to the REALTORS® Association of Edmonton, the economy in Edmonton and surrouding areas have been relatively positive. Although housing inventory has increased slightly in the past two years, it is still lower than it was in June, 2012. This has resulted in housing prices increasing slowly but steadily. 

The average all-residential price for the Edmonton CMA in June was $359,631. This was up 0.8% from May 2013. The average price of a single family property in June was $412,269, up 2.3% from last June when the price was $402,840. Condominium prices followed a similar path with June prices at $261,854 compared to a year ago at $240,822.

For buyers wanting to purchase a home, careful consideration before making an offer has been the key. And when buyers make an offer, there has sometimes been multiple offers on the same property. For sellers, this can be an advantage in terms of getting close to the price they are seeking. The down side of this activity has been a limit on the number of sales. 

Single family dwellings have increased 2.3% over last year and condominium sales also increased 8.73% over last year as well. Overall though, the real estate market here in Alberta compared to other Provinces in Canada is still relatively competitive. There are homes available in a wide range of prices. It just requires a little work to find the right home at the right price.

7 TIPS FOR EASY SUMMER HOME CARE

Keep it green: Harsh summer heat can up the ante when it comes to caring for your lawn.  Make sure to keep it watered and fertilized!

Fire it up: Get a head start for the upcoming winter and clean out your wood-burning fireplace and chimney.  You'll have one less winter task to attend to!

Carpet care: Now's the perfect time to have your carpets professionally cleaned, which will protect your carpet and make it last even longer.  Want to save a few bucks?  Rent a quality carpet cleaner and do it yourself!

Touch-ups: Inspect your home-inside and out-and touch up any paint where necessary.  This can be done quickly and easily, and will prevent future peeling!

Lock and key: Check all of the locks on your windows and doors and ensure that everything is working properly.  Being proactive about safety is always a smart move!

Oil it: Anything squeaking?  Add a squirt of WD-40 or similar product to door, cabinet and window hinges to keep them in top repair.

Park the car: If your garage is filling up with an abundance of stored items, take a day to reorganize and get rid of unwanted clutter.  Give your unneeded items to charity, or have a fun summer yard sale!
